ePlanning

PlanSA - a new planning system for all of South Australia

Effective 19 March 2021, a new planning system - PlanSA - applies across the entire state of South Australia that will help shape your community, both now and into the future.

PlanSA includes the new Planning and Design Code and associated ePlanning platform for South Australia, replacing hard copy Council Development Plans and the manual processing of development applications.

If you are looking to build or renovate your home, subdivide your land, add a shed or carport to your property, you can now submit and track your application online at www.plan.sa.gov.au.

You will experience a simpler online planning system with everything in one place.

Why do I need approval?

If you are planning a development, you may need to lodge an application for approval before you get started.

Getting the right approval ensures that development is appropriate for where it is proposed and constructed in a way that is safe and compliant with relevant standards.

Do I need approval?

Types of development that usually need approval are:

  • building work and construction
  • changing the land use, for example from an office to a shop
  • altering land boundaries, for example subdividing land into two parts
  • installing signage for advertising.

Some typical projects at home are not usually considered 'development' and are exempt from needing approval. For example, installing or replacing:

  • garden sheds
  • fences
  • water tanks
  • solar panels.

If you don’t need approval, you can proceed with your project without lodging an application.

Some parts of the State are protected areas and require approval for all projects.  For example, areas that include a heritage place or are prone to flooding or bushfires.

How to find out if you need approval

You can check if your project needs approval by using PlanSA's online Planning and Design Code online tool. Click here to access the ‘online tool’.

After entering the address of your property, the online tool provides relevant development policies for selected development types and provides possible assessment pathways for the selected development type applicable to the zone.

If approval is required, you will need to lodge a development application.

Need more help?

To find out more visit www.plan.sa.gov.au, email PlanSA@sa.gov.au or call the PlanSA Service Desk on 1800 752 664. Alternatively, for specific advice about a property, contact Council’s Development staff on 8569 0100 or via email at postbox@mid-murray.sa.gov.au.

Please note all development applications submitted after 19 March 2021 are assessed against the new Planning and Design Code which can be found on the PlanSA website at www.plan.sa.gov.au

Australian Taxation Office Advice
